NAYL / RESEARCH REVIEWED 06 OCTOBER 2026

Selected off-plan commercial offices

Villas remain our primary focus. For office buyers, we begin with your business or investment question and compare the project, actual workspace and ownership costs that matter to you.

Burj Capital and Lumena Alta are followed closely. HQ by Rove, Haus of Tenet, ENARA, Eaton Square and Cove Boulevard extend the research comparison across different workplace formats and districts. Inclusion is not a recommendation or a claim of current stock.

Research introductions reviewed 06 October 2026. These are projects to assess with you, not a list of available units or confirmed recommendations. Prices, sizes, payment plans and delivery are checked for the actual office before an offer. Developer “Grade A” descriptions are source-specific, not a universal official classification.

Also on our research radar

Proposed Ellington Business Bay tower: preliminary owner-supplied information. Official project identity and launch documentation are still pending; no specifications, prices or release date are offered here.

Original Lumena: OMNIYAT announced its initial launch sell-out on 25 August 2025. It remains a separate research reference; any resale or later release needs its own confirmation.

Own use or investment?

For your own business, we examine usable space, layout, client and team access, parking, fit-out and move-in timing. For investment, we examine the intended tenant, relevant registered sales and rental evidence, vacancy, operating costs and exit trade-offs where the evidence supports them.

Evidence and next steps

Product-format and location descriptions are drawn from the named developers’ public project descriptions, checked 06 October 2026: Centurion Properties, OMNIYAT, IRTH, Ellington and Imtiaz. NAYL’s internal working material includes the 05 October office cheat sheet, 06 October alternatives review and Burj Capital source audit. Detailed source mapping is retained internally. Original Lumena’s sell-out reference is OMNIYAT’s announcement dated 25 August 2025.

Dated platform quotations and private availability sheets are not reproduced as current starting prices. We confirm the exact office, area basis, payment and delivery terms before discussing a specific offer. The preliminary Ellington Business Bay material is not an official launch sheet.
