How NAYL uses property evidence
We separate registered transaction evidence, developer-published specifications, dated price references, preliminary information and advisor interpretation. These are different evidence bases and are not interchangeable.
Registered sales
nayl-dld is our transaction data source. The Garden market board uses the existing Dubai snapshot through 5 October 2026; its monthly chart uses complete months October 2025–September 2026. Offices are commercial Unit records with the registered subtype Office, excluding shops, showrooms, land and buildings. This does not filter for Grade A or a matched office size. Aggregate all-property/villa counts and values reconcile with the same database’s monthly view across 26 months. The separate published resale tracker ends 10 August 2026. These are dated snapshots, not live feeds.
Community mappings can include other developments. Price per square foot uses registered area, which is not automatically comparable to villa built-up area, saleable area or plot area. We show the sample and registration scope and do not infer a unit valuation from the board.
Business Bay study
The 6 October 2026 study labels NAYL analysis of registered office sales through 30 September 2026. Its stated method is one record per transaction ID; price per square foot is sale value divided by registered area, with medians and DLD registration categories. The sample reproduces the supplied study; the underlying transaction analysis has not been independently revalidated for this excerpt. Narrow project, size, completion and fit-out differences limit comparisons. Small samples are flagged.
Prices, plans and images
A dated launch or broker reference does not establish a current quotation or available unit. Published prices and area ranges may describe different units; we do not divide unmatched references. Payment and handover references need collection-specific confirmation. Images can depict a shared collection or design example; they do not prove exact unit identity, views or current surroundings.
What does Grade A mean?
Use the definition and period given by the report or developer. We do not treat the label as a universal official classification. We assess the actual specifications, usable space, building systems, parking, fit-out, management and operating costs.
Review and source records
NAYL retains source URLs, documents, dates, versions and claim mappings internally. Public research names its evidence sources. Human review identifies conflicting evidence and what must be confirmed before a recommendation or purchase.
Primary transaction authority: Dubai Land Department open data. Office context: Knight Frank H2 2025 office review and JLL office market research. Their figures use their own periods and methods.
